Port Royal Oceanfront Homes- A great value in a private oceanfront community.

Port Royal Oceanfront Homes are a great value these days. Occasionally, you can even find a Port Royal Plantation Foreclosure. Port Royal Plantation is the only private ocean side community on Hilton Head Island. The natural beauty has been preserved in typical Hilton Head fashion. Conveniently located mid-island, it is designed solely for the Port Royal Plantation property owners and their guest's enjoyment.  There is no commercial development, hotels, timeshares or weekly rentals within the gates.

Even though it is a non-commercial community, it offers all of the amenities one could expect. There is private access within the plantation to the beach with its own beachfront pool and clubhouse. There are three challenging golf courses nestled within the community with a centrally located Southern style clubhouse. The golf club amenities include driving range, putting green, croquet green and dining. There are also four tennis courts, an arboretum and miles of leisure trails

Port Royal plantation is abundant with many different types of views including fresh water lagoons, manicured golf courses, saltwater estuaries, the Port Royal Sound and the Atlantic Ocean.  Currently there are 46 Port Royal homes on the market. There are only 4 Port Royal Oceanfront homes remaining available for sale ranging in price from $1,895,000 to $2,695,000.

If you are looking for the perfect oceanfront home, take Port Royal Plantation into consideration. Within the gates you have the seclusion and privacy for a relaxing home environment but just outside the gates you have access to all of the Hilton Head Island Resort activities that millions come to enjoy yearly.  Take a look at these Port Royal Oceanfront homes. You won't be disappointed.

Hilton Head Island: First day of Fall

Yesterday, as I was walking along Forest Beach, I noticed a lone figure sitting in the sand watching a beautiful sunrise. It was the first day of Fall, and it turned out to be a gorgeous day with a slight breeze, temperatures in the 80’s and Carolina Blue Skies.

The figure was a young woman and I imagined that she was contemplating her day’s activities on Hilton Head Island. As an Island resident for over 30 years, I can tell you that September and October are two of the best months to visit our paradise. You will find vacationers and locals alike playing golf and tennis. Our uncrowded beaches offer a wonderful opportunity for biking, fishing, bird watching and sunbathing.

Fall is also a great time to look at Hilton Head Real Estate. Second homes and villas have never been more affordable. Besides having great choices of resale properties, there are a number of Short Sales and Foreclosures always available. Local banks have rates under 5% and are making loans every day.

In addition, you will find outstanding accommodations available at reasonable rates. The prices will vary with location, number of bedrooms and décor. There are many Rental Websites Available with high definition photos and in depth descriptions. Come for a week, month or a long weekend.

Are there any Oceanfront Foreclosures on Hilton Head Island?

Are there any Oceanfront foreclosures on Hilton Head Island?  Hilton Head Island has many attractive foreclosure properties on the market right now, including oceanfront homes and villas (condos are known as villas on Hilton Head Island).  Foreclosures can even be found in exclusive communities including Sea Pines, Palmetto Dunes and Shipyard. Real estate owned properties (REO) is a real estate industry terms for homes, lots and villas that are owned by a bank. Some, but not all, REO and foreclosure properties are bargains

One advantage of buying a foreclosure versus a short sale property is the lender will have to pay off any homeowners association dues and any liens, including tax liens. As a purchaser of an REO property, you will receive a title insurance policy.

Foreclosure properties are usually sold "as is", so a home inspection is very important.  Usually banks will respond to an offer to purchase a foreclosure more quickly than with a short sale.  Also, remember that banks want get the best price possible and will usually present a counter offer; I will help you negotiate the best purchase price possible.  Please contact me at 843-785-9500 or by email at Randy@RandysRealEstate.com
