Like the remainder of the country, Hilton Head Island foreclosures and short sales are still available for those looking for a great deal. However, the number is dwindling. The good news is there are many great buys on the Island that are not in foreclosure or short sale status. You just need to be a savvy hunter and discuss all of your options with your real estate agent and truly understand what foreclosures and short sales are and the ramifications of purchasing them.

Foreclosures that are listed on the market are usually Real Estate Owned property (REO) meaning the bank has called the note from the homeowner. The bank will clear the title, make minor repairs to get the home in shape and then list it to recover the unpaid loan amount. The bank has to approve the offer. A short sale is the process that the homeowner can sell the home for less than is owed on the home. After the homeowner accepts the offer it then has to be approved by the bank that holds the mortgage. This process can be a long and drawn out process and may not even be approved. Be prepared for foreclosures and short sales to take longer than a traditional purchase from the home owner.

But the new affordability will gradually lure Americans back to buying homes. And the return of the homeowner will start raising prices in many markets this year.”

In his article “Why your best investment is a house” he states  One reason your best investment right now could be a home has to do with the relative upside of getting in on an asset class while it’s at the bottom versus buying into other asset classes that could be near a top. Consider for a moment the tremendous upside we’ve seen in stocks, precious metals and agricultural commodities over the past 12 months. If you’re a long-term investor looking to put money to work, now is not really the best time to get into any of these three asset classes. However, with home sales starting to improve, and with prices now possibly forming a bottom, real estate could well be the asset class that represents the best low-risk buying opportunity out there today.”

Within Sea Pines Resort there are two marinas, South Beach and Harbour Town. Located in Shelter Cove, a part of Palmetto Dunes Resort, there is Shelter Cove Marina. Gorgeous, water view villas surround the marina with island shops located on the ground level. In Sea Pines there are five boat slips available for purchase starting at $129,000.
 
Wexford Plantation and Windmill Harbour have private marinas within gated communitiHilton Head Island, Boaters Paradisees. Wexford Plantation is located on Broad Creek and has a 37-acre inland harbour with direct access to Broad Creek and the Intracoastal Waterway. Complete with a lock system, the effects of the tide are controlled and access is available anytime. Of the 280 boat slips, 138 are located behind privately owned homes. There are currently 10 boat slips on the market starting at $18,000. Windmill Harbour also has a marina with a lock system. The boat slips are in front of the South Carolina Yacht Club. The marina is located directly on the Intracoastal Waterway. There are 28 boat slips available beginning at $48,000.
