Are there any Oceanfront foreclosures on Hilton Head Island? Hilton Head Island has many attractive foreclosure properties on the market right now, including oceanfront homes and villas (condos are known as villas on Hilton Head Island). Foreclosures can even be found in exclusive communities including Sea Pines, Palmetto Dunes and Shipyard. Real estate owned properties (REO) is a real estate industry terms for homes, lots and villas that are owned by a bank. Some, but not all, REO and foreclosure properties are bargains.

One advantage of buying a foreclosure versus a short sale property is the lender will have to pay off any homeowners association dues and any liens, including tax liens. As a purchaser of an REO property, you will receive a title insurance policy.

Foreclosure properties are usually sold "as is", so a home inspection is very important. Usually banks will respond to an offer to purchase a foreclosure more quickly than with a short sale. To Rent or Not to Rent- Hilton Head Island Vacation Property

Not surprisingly, many who vacation on Hilton Head Island eventually decide to buy a home or villa on Hilton Head Island, as a second home to enjoy with family and friends or as a future retirement home. Real estate industry studies show that less than half of those who own beach houses or oceanfront condos purchased their properties with an intent to rent to vacationers. Yet more than 50% of these who do rent their homes are covering at least half their mortgage by renting, according to a 2009 study. If you think you might rent out your Hilton Head Island home, location is very important. Beach houses and condos in Sea Pines (especially those close to Harbourtown), Palmetto Dunes, North and South Forest Beach and Shipyard are very attractive to vacationers. Lights Out Oceanfront Hilton Head Island

Oceanfront rental homes on Hilton Head Island may have small signs posted saying “Lights Out at Night, May 1-Oct. 31”. This is because Hilton Head Island's 12 miles of beaches are home to Endangered loggerhead sea turtles. Lights shining on the beach can disorient the female turtles when they emerge from the ocean, dig holes in the sand, and deposit as many as 120 eggs on the upper part of the beach. A light shining on the beach can also cause hatchlings leaving the nests to become confused, making them unable to find their way to sea. Hilton Head Island’s first sea turtle nest of 2010 hatched July 13!

Near dawn, you can see staff from the Sea Turtle Protection program riding their ATVs on the beach, checking for new nests. After about 60 days, hatchlings emerge when the temperature drops at night. After the hatchlings leave the nests, the staff inventories each nest to determine how many eggs successfully hatched. If you see a sea turtle, hatchling, nest, or turtle tracks (which look like tracks made by a small bulldozer) on the beach, you are very lucky. Leave them alone, and watch in wonder.

Want to learn more? The Coastal Discovery Museum hosts evening lecture and beach walks at a mid island beach. After a presentation about loggerhead sea turtles, two small groups head to the beach to examine the nesting habitat and nest sites. Tuesdays and Thursdays 8-10 p.m. from June 1-Sept. 2. $20 adults; $15 children (ages 4-12). Reservations are required at 843-689-6767 ext. 223.

Unusual Visitor at Port Royal Plantation, Hilton Head Island

The beach at Port Royal Plantation, Hilton Head Island SC had an unusual visitor this past week. A cute little Harbor seal stopped by to take a rest on the beach near the Westin Resort & Spa on Hilton Head Island, SC.

Normally you wouldn't find information on Harbour Seals at RandysRealEstate.com but how could we not share this cute photograph?!

One of the many great things about Hilton Head Island, SC is the abundance of wildlife. While we don't normally see seals resting on the beaches of Hilton Head Island, we do see many species of birds, dolphins and even manatees and sting rays.

After the Marsh Tacky horse races a few weeks ago, I headed over to an open house at 108 Ocean Wood Villa.
